Chief Engineer
Pay: $79,000-92,000
Location: Charlotte, NC

The Chief Engineer is responsible for the operational management and effective daily leadership and administration of the engineering team with the objectives of safely, efficiently, and effectively operating machinery and systems in a cost-effective manner. The Chief Engineer must ensure the highest level of professionalism, while meeting the clients' needs, and a commitment to achieving the goal of 100% uptime throughout the engineering team. Responsible for protecting and improving the value of the client's assets and ensuring that building engineering systems continue to perform their intended function. The Chief Engineer will implement and manage the reliability-based maintenance function. The incumbent also executes equipment inspection and monitoring programs; defines and implements maintenance best practices to improve overall mechanical equipment uptime; and continuously evaluates current maintenance, operations and reliability methods and implements changes to enhance effectiveness at increasing value-maximizing performance.


Primary Responsibilities:
Supervise and manage maintenance staff including hiring, training, coaching and personal development.
Develop team and hold them accountable to day operations and exceeding client expectations.
Participate regularly in client-facing and internal team meetings and communications
Assist in the development of a capital improvement plan
Partner with Account Lead to review operational impactful issues that need to be reviewed and communicated timely to the client
Select, schedule, supervise and direct contractors; monitor and document performance
Respond effectively to emergencies and service calls
Lead and organize ongoing technical, safety, and operational process training programs and procedures.
Oversee the maintenance and continuous operation of all building systems including fire/life safety, mechanical (HVAC, plumbing, controls) electrical (lighting, UPS, PDU, generators, primary switch gear), lighting and temperature controls systems, critical environments, roofing, light construction etc.
Partner with Quality Control manger to update or create documented procedures that includes preventive, predictive and reactive maintenance processes.
Meet internal and client SLAs and KPIs for workorder completion and uptime performance metrics.
Identify safety hazards within the building and incorporate the remediation of such hazards to ensure that the building's staff and occupants work in a safe environment.
Maintain all infrastructure and compliance documentation for the buildings in the portfolio.
Responsible for keeping records of building rounds and readings, all engineering logs and engineering data sheets.
Responsible for efficient planning and scheduling of work including but not limited to corrective maintenance, preventative maintenance, and projects. Utilize the CMMS to generate and document work per written procedures.
Responsible for site safety, including the issuance, inventory, and compliance control of Personal Protective Equipment, consistent with OSHA regulations and Jones Lang LaSalle Team Safety Policies.
Administer the OCP compliance program in collaboration with the Account Lead and facilities team.
.Partner with the Account Lead to meet financial targets and to create and administer the operating and capital budgets.
Some overtime is to be expected as well as being on-call for after hours and/or weekend work.
This position may have responsibilities at multiple buildings and sites and will require the ability to safely travel between those sites. Reliable transportation is required
Performs additional job duties as requested.

Qualifications:
Candidate must possess and maintain a valid state driver's license.
5+ years people management experience (leading a team)
Demonstrate technical expertise in HVAC maintenance & troubleshooting and be multi-skilled in other areas (pipe fitting/plumbing, electrical) in commercial buildings including working knowledge of cooling towers, chiller and pneumatic systems
Trade school education, union training, military service or college is desirable
Universal CFC EPA certification is required
Experience using Microsoft Office (Word, Outlook, Excel, Teams)
Ability to lift up to 50 lbs
Comfort using ladders up to 30 feet tall
Ability to frequently climb, bend, kneeling, lift and/or drive
Strong customer service and communication skills
Candidate must be willing to obtain UST license with the State of North Carolina for monitoring and maintaining Underground Storage Tanks within initial 30 days of employment.
